This practice has seen a kind of renaissance in the last 5 years.  One thing is certain:  this method of construction is cutting edge. As part of this renewed interest, the National Institute of Building Sciences, the Modular Building Institute and the Associated General Contractors of America held the first-ever Offsite Construction Expo in Washington, DC, on Sept. 23 and 24. The event, while relatively small, attracted vendors, owners and contractors looking to participate in the growing trend of prefab construction methods. Shows Aerial Views and 400 Ton Crane in Action The weather in Southern California was 75 degrees and a perfect day to install a new custom home in Carlsbad, California, just 35 miles north of San Diego. This beautiful new custom prefab home was built by US Modular Home Builders. Unlike most modular homes sold, US Modular has chosen a modular shell and they will finish the remainder of it on site.The home is 2,451 sf with 4 bedrooms, a master bathroom, guest bathroom, master closet and laundry room. The interior of the home will feature unique finishes to create a fabulous modular home for the owners.A drone was on hand to take aerial photos of the installation. What a great perspective to see the 400 ton crane in action. I don’t remember ever seeing a 400 ton crane used to set a home before but I can add it my list of things unique to modular construction. Green Modular Community Gets Platinum LEED Certification

The recently completed Vineyard House Inc. sober living community has officially been awarded the highest possible rating of Platinum in the U.S. Green Building Council’s LEED (Leadership in Energy and Environmental Design) for homes program. The campus, which was completed in December of 2014 by Squash Meadow Construction Inc., Vineyard Haven, Massachusetts, and Westchester Modular Homes, Inc. Wingdale, New York, was certified through a rigorous rating process and achieved enough points to meet the threshold required for platinum certification. Throughout the Vineyard House campus are drought-resistant turf and native plants. Buildings are finished with locally sourced siding and asphalt roof singles contain recycled content. Retaining walls are built with native stone, featuring an engineered drainage plan. All buildings contain polyvinyl chloride (PVC) exterior trim constructed of recycled content. Vineyard House was founded in 1997 to provide a temporary home for alcohol/drug dependent persons primarily from the Martha’s Vineyard community who need a sober, stable and mutually supportive transitional environment in which to find health and independence. Fighting the Drought in California With Modular Construction

With water use in California at an all time high and facing unprecedented drought conditions, the State Water Resources Control Board plans to adopt water reduction mandates on May 6 to implement Gov. Jerry Brown’s April 1 executive order mandating a 25 percent statewide reduction in water use. That decision is one of several important actions that will impact the San Diego region’s water supplies and conservation targets over the next year. The Water Authority has submitted formal comments to the state board about its proposed framework for water use reductions because the initial draft would undermine investments in water supply reliability projects and harm the state and local economies. In addition, the Metropolitan Water District of Southern California’s board of directors on April 14 approved a 15 percent water supply cutback to the San Diego County Water Authority and its other customers starting July 1. Valencia Grove, a multifamily mixed use community at the corner of Orange Street and Lugonia Avenue in Redlands, CA was built more than 70 years ago. The entire community is currently undergoing a major revitalization. For this multifamily mixed use project, the Housing Authority of the County of San Bernardino (HACSB) is partnering with its affiliate non-profit developer, Housing Partners, Inc. (HPI), in an effort to move away from the traditional public housing model towards a multifamily mixed use housing community. The site plan for the revitalization of Valencia Grove in North Redlands includes three parks/playgrounds and a multi-use community center. Construction and financing costs are lower, the project permitting and construction was faster, so the project will have earlier occupancy due to the use of innovative Modular Construction!
